First step is to get your license or your going to be up a creek without a paddle if the state find outs.

Then start marketing, and off you go.

Find a realtor and sell it.  Move on to the next one

Do any of you guys have experience? Reason I ask is you can qualify for Fix and Flip loan Line of Credit programs and put the deals in LLC. Need at least 2 properties to qualify.

Or you can start with an individual flip loan and build up your experience, then switch to the line of credit.

I would start an LLC and try hard at getting the deals approved thru the LLC

Move on to another deal unless you have the best spread in the word.  Your going to blow thru money getting that issue addressed.

Bless you hearts, all my flips my wife made us rent a house or have double payments.  Happy wife happy life.   We have rented houses, owned multiple houses the whole thing

I'm also a GC and do it every day so I know how it can go from zero to hero in a second

4mm is junk, your just going to be replacing that in a year.  Look for something at least 12mm

Lowes has some nice options, but I always had better luck going to a floor wholesale company

that's awesome we are just wrapping up a custom home on crystal mountain should try and get together on a project on of these days.  We have final inspections next week

I hear yeah, life can be hard.

For me, I went the landlord route and I was horrible at it.  I'm a GC and found that I'm much better at fix and flip and I don't have to get involved with all the drama.  My transactions generally last 4-6 months and I move on to the next one.

I think it will be a shift in the way the consumers view there home.  During 09-11 new construction stopped by you still seen home owners doing remodeling and updating.  I believe property values are going to raise but not like they are forecasting.
