Not sure if you have menards in your area but they can get you want you need and they get it quick.

I always like to use a local guy, because they tend to provide a better Service but I'm also a GC so I like to save money

What state are you in?  Can usually get out of that hard money in 6 months, but would all depend on the state you are in and the terms with the hard money guy

what type of deal is this?  Investment or private residence?  I agree that seems high like a high interest rate?  I'm a loan officer and I cant do a loan in NC but in Michigan we could get you a much lower rate with that much skin in the game on any investment deal

Hey guys, nice to see a change in the market.  Anybody starting to see more deals coming thru?  I have been on the hunt again, and starting to see better returns.

Makes me kind of nervous, is the market going to drop or should we start buying up everything we can find?  Whats your thoughts?

I have thought about doing this for a while. Anybody know someone who has lots of experience and willing to share? Mainly just wondering how to run the numbers on the deal? Do you do it different than SFR

I started out looking for private investors and I had zero luck. Now I use a business LOC and then I don't have to answer to investors.

I'm a general contractor and also a loan officer, and LOC is about your only option. I use my LOC all the time for deals, its awesome. I have 95% rehab funds availabe for repairs and 80% purchase value I have on my LOC.

This is a scam, no way anybody would loan at this rates.  Im a general contractor and also a loan officer and the best rates I have seen are 5.99% and that guy had 400 deals under his belt and a massive net worth and tons of cash on hand.  I would say the average is between 7% and 12% for the guy with some skin in the game.
