Your answer ultimately lies in the question: What are your goals for RE investing? Is cashflow important to you now or do you want to bank on appreciation? I could tell you what I would do if I was in your situation but that may not be what's important to you. You are in a very fortunate situation to have access to that kind of capital and the security of a great annual income so you have a lot of options. Aka: Good problems

I live in Miami, a very expensive market. I've done flips/buy and hold in this market and other less expensive markets. It's wasn't until I purchased my first turnkey property last year that I realized, this is going to be my preferred way of investing moving forward. Now, not all turnkey providers are built the same so you have to do your due diligence. 

You'll find a lot of post here that will provide great insight on the process of buying TK.

Depending on what numbers you desire for ROI, Memphis, TN would be a great market for you to deploy that $100k.

A FHA loan is how I got my start in RE back in 2011. I bought my first property in Miramar and house hacked it. You can absolutely make an FHA loan work to your advantage in South Florida!
