I'm an OOS investor as well. I've completed flips and buy-and-hold investments, both in and out of state. Last year was my first time buying TK and it was the easiest, painfree process ever! Even though I will still look for value-add investment opportunities, my plan is to purchase one TK property a year. You're on the right track.

Like @Dan Maciejewski said, you don't need one, it just depends on how much work you are willing to do. Post the listing, take all the calls, show the property, and screen the prospective tenants will all be your responsibility if you list the property yourself.
