@Jonathan Moomey, @Daron Payne, @Alexander Ohmes - thanks for the great info! I plan to house hack my twins large room/bath here in Napa when they leave for college next year (just got SAT scores this am - they did great and no bribes required! lol!) I have lots of medical contacts, but good to know more details about what nurses are looking for (and physical therapists - didn't know they traveled too!)

To clarify, with auction.com, once you have the winning bid, they will let you go inside (or let your contractor or representative inside if an OOS investor) and see the place? Then you either wire funds or forfeit earnest money.

@Steve Vaughan Thank you - that's the type of concrete info I've been trying to suss out when evaluating notes vrs buy and hold. I don't have the tax knowledge to do a predictive type model comparing the two, so sharing your tax experience is helpful. 

@Ben Leybovich Yes, you make a good point. I've caught myself slipping into that type of thinking - "oh its ok if it doesn't turn out to be the greatest deal if I'm paying cash." Cash does mitigate risk, but it also can enable mediocrity. :) Same point taken with reference to syndication - have to find good deals if you want to stay in business as a syndicator.

@Syed H. Can you expand on what you mean by "lenders usually have a safer environment"? Also, how do developers avoid getting creamed with taxes (like Steve mentioned above)? Is it a question of structuring note lending through a corporation or LLC and eventually drawing income through it? (Besides a self directed IRA)

If you have cash, which do experienced people recommend - lending or buy and hold? I hear people say that after they've been in REI for long enough, they gravitate toward being the bank (notes etc) over being the landlord, but is this true since you won't have the appreciation/rent raises or tax advantages of buy and hold investing?

I'm curious - is Utah a landlord friendly state?  Also, what are investment property taxes like? (Some states like AL charge double property taxes for investment property.)
