@Steve Vaughan What kind of account do you have w Vanguard? Something other than their retirement type fund accounts?
I couldn't agree more about it not being worth it to get w a cc company for a couple extra bucks - they're so obnoxious. (and the trees they fell w their endless mailers etc :)

@Zachary C. - thank you - great info. Are 35805, 16,10, and 11 zips you also consider good for investors, or are you just distinguishing them geographically from 03, 02, and 01?

So I am planning to buy OOS small MF (4 plex probably) and am considering Kansas City. I'm always drawn to historic architecture, and came across the Scarritt Renaissance neighborhood in KC.
Does anyone have experience or opinions about this area? Is it a decent place to invest in or do I have rocks in my head? I don't know the area so have no context. I did live in Philly during late 90s, which had neighborhoods that were architectural goldmines but looked like burned-out Beirut at the time. So I do get that just because it has fabulous hardwood floors and historic details, doesn't mean its a good hood for investing. (I'm trying not to let my aesthetic "emotions" get the best of me..I'm a designer..) Any input appreciated!

@Account Closed - thanks for your input. Alabama first went on my radar because I was considering TK and came across a Norada RE podcast #85 comparing the Huntsville, Bham, and Montgomery markets. TK aside, I thought it was good info for aligning these potential locations with RE goals, like you stated about Birmingham best meeting yours.

@Account Closed Did you only look at Birmingham? I'm considering Huntsville as well, and wonder about the pros and cons between them. Huntsville sounds great with all of the aerospace and educated population, but I wonder if its too dependent on government aerospace funding?

@Brian Reynolds thanks for the map. I've heard on other posts that SE Huntsville is a good area, but not sure what defines the SE area.

@Luke Myers Can you get into more detail about why you say SFR is more profitable than MF? I always hear MF is the way to go - better economies of scale. Although I've heard SFR are better because the tenants tend to stay longer (families). I am debating which way to go, and welcome input on SFR vrs MF.
