@Sam Peterson

Hello, we've come a long way since the last message and have a crashpad in ATL and are taking in tenants.  I agree with you about the need to provide transportation.  We have a car there and wanted to offer it up as a "crew car" for our tenants.  Unfortunately, I have been stuck for months trying to find appropriate insurance for the vehicle.  Whenever I explain to an agent what type of use the car will have, they say that there is no policy for such usage.  I've noticed some other places have a crew car, but I'm not sure what they are doing for insurance.  Some have mentioned Turo, but that is a public personal car rental site that anyone could snatch up the car at any time and then it wouldn't be available to our tenants.  Any ideas for transportation?

Hello @Sam Peterson, how is your crash pad going?  I am starting to research the idea of starting one.  For analysis purposes, how do you determine the max number of people (max rental income) per month when offering hot beds? I've seen most have more crew members renting than the total number of beds in the house.

@Nick Vergara I'm trying to do a proper deal analysis for a crash pad.  I've noticed that most have more crew members renting the place each month than the total number beds in the house.  What if everyone showed up on the same night?  If offering hot beds, how do you determine the maximum number of crew members you can have renting the crash pad at once?

I won’t be able to make it.  Are there video archives?

Thanks for the great info @John Jacobus.  I am just beginning my learning journey about MHP’s, and am sold on the idea.  I’m anxious to get going, but I’ll listen to the podcasts and read the books first!

Hello All,

I'm looking for an investor-friendly agent for home insurance on rehabs and rentals.  Please post who you use and any other recommended insurance agents.  Also, if you have some names of ones to avoid, please post them here.  Thank you!
