Hi @Michael Nauman, welcome to the club! There are several meetup groups in the Orlando area, and you can find them online through meetup and searching for RE investing groups. My husband and I are members of CFRI (Central Florida Realty Investors), and have been for several years. I like the fact that they have so many different types of meetings available, as well as locations. The guest speakers that come through are always commenting on how large of a group we are and how well run the organization is, so I guess that's a good thing. If you decide to go to the monthly general meeting in March, stop and say hello, I'm usually at the registration desk.

Hi @Kaleb Adam Barlow and welcome to the investing world! I'd be curious where the property is and what it can rent for, first. I try going to rentometer.com first to look for rental amounts in the area, then based on what that says, I'll research what I can find in the MLS system. $93k sounds low for a place on decent shape, especially waterfront, for this area. Zillow is a joke...if it were anywhere close to accurate, I'd have a sign in my yard right now so I can take my equity and run! Feel free to reach out if there's anything I can help you with.

Definitely do you homework and know what you are getting into. Auctions can be a wonderful way to invest, but you can also get burned quite badly if you're not careful. Most auctions are done through Auction.com in this area, with very few counties still doing auctions on the courthouse steps. HTH!

Orlando margins tend to be much tighter than that, but I'm sure there is an investment property with your name on it around here!

I've got you! There is a large group throughout the area that has a monthly general meeting, monthly county meetings, and many different focus groups. The Seminole county meeting is usually held the third Thursday of the month in Sanford, but will be bumped up a week because of the holiday. Feel free to message me if you'd like more specifics!

Hi Rebecca, welcome to "the club". My husband and I are buy and hold investors, have flipped, and are also current members of CFRI. We can usually be found volunteering at the general meetings. I am also a licensed realtor, working with other investors as well. Let me know if there is anything I can help you with along your journey!
