I just got off the phone with my city's permitting department and was told that, yes, as a homeowner I will still need to sign...along with my contractor. My signature is acknowledgement that I am aware the contractor is planning to do work on my property. Kind of sounds redundant to me when a Notice of Commencement is also stipulating what is to be done and by whom, but as long as it doesn't make me solely responsible for the permitting process, I'm good with signing.

A new contractor has just handed me some paperwork to sign; the Notice of Commencement, which to my understanding, is required that I sign, and a builders permit that he wants me to sign and have notarized prior to him doing his part. I've yet to need to do this so the red flags are up. If I sign and get it notarized, even if he is the one walking in to get the permit, doesn't that mean I am taking responsibility for the work? If we both need to sign in our respective places, then fine, however if I'm signing so he is not required to himself, that will not fly with me.

Hi, I'm Tina and I've recently moved back to Oviedo after living in Houston for almost 10 years. My husband and I dabbled in real estate for over 5 years before deciding to go full time in 2014. During this past year we have completed several projects and are making strides at building our team. We are actively seeking SFR deals in the Orlando area, focusing primarily in East Orlando at the moment. We are comfortable with wholesaling, flips, and buy and holds.
Our goals over the next few years are to expand our area, as well as entering the multi-family and commercial markets.
