@Tony,

I was referring to 100 sellers, send it out to 100 sellers 7 times instead of sending letters out to 700 sellers 1 time. That's what I meant. I've been sending letters out weekly for a couple years now. And, Tony, I've never miss a week of sending out. BC that's where your calls coming in. That's where your leads are, and without leads, there are no offers, and with out offers, there are no acceptance or rejections. So, when you mail, don't think about the cost, it's the result that count. My result, I receive anywhere fom 2-5 calls per week from my letters, out of those, everyone I talk to receive my hand written offers.

If what you said is true, Is there any reasons why you wouldn't show us your five (5) HUD-1 of the last 5 transactions for the month of April 2011?

There is nothing to hide right? you can block out the buyer and seller names (like most other guru said to protect the individuals, we can't show you that) and escrow number. We don't mind!!! I know my great friend and mentor show me his HUD-1 everytime he made a transaction when I ask!!!

Not really, since tenants don't really have access to MLS, only others agents. And agents tend to be friends with other investors or first time home buyers, so who's really looking at your rental ad in the MLS? other agents.
IF you want to post ad for rental property, go where rental tenants are. Paper ad, tear up sheets, post them near apartment units. Tha'ts where tenants are. Jus like you're looking for money, go where the money is!!!

Your comps in the area is that a 4plex or is that SFR.? For me personally, final price or purchase price doesn't matter to me much as long as I get my terms and the property is net cash flow positive. The way I look at it is, doesn't it really matter if I'm getting pay whether the property is upside down, right side up, and the market fluctuating up and down, I'm still getting pay net positive cash flow everymonth. Also, Jack, your tenants help you 100% or 95% paying your ASSETS. So, why do you care if it's more than what you're asking.

Tom,

Stop listening to people telling you to buy out of state properties. Yea I would buy out of state if I would live in that states. But one thing I learn from other season investors in my area, which is Orange County, CA, is DON'T GO ACROSS TOWN, WHEN YOU GO ACROSS THE STREET. Tom, have you ever factor in the time you'll put in to buy out of state, the rely factor in prop. management, the facts that you can't see, touch, feel, and drive by your property. That's the reason why we as investors target absentee landlord in the first place. The farther your property away from you, the less equity you feel you have, that's why eventually, you'll receive letters from other investors trying to buy your property. Also, when things break, you have to rely on your prop management to tell you, most of the time, they'll mark up quite a bit. you don't know what kind of tenants you have, and every time something happens, you'll to buy flight plan to go back and forth. IF you have a job, you'll have to ask for leave to go...ect. So, that's something you have to consider yourself. But let me tell you something Tom, you can go as far as you want even with 60k. Real estate works only if you believe it works.

Sending 700 mails out is too much. I would rather send 100 pieces 7x and get much better results. Plus, we American r lazy, we wont read or look at anything unless we keep seeing it over and over again. Then, you follow up consistently, and you'll able to buy a houses. I've send out weekly, and never miss a week. Once I bought a house where the seller kept my mail for more than a year, and call me back a year later!!!
