Your right, every thing is cash flow as long as you work out the number. I believe this prop manager is focus only with conventional financing when acquiring properties. What about seller financing? seller carry back? you can still make it cash flow with out putting a lot of money down. Case in point:
What happens if you can find an owner who live out of state, has a property near where you live and run down. You attempt to buy and structure a good terms with the owner. No money down, you fix the place up, rent it out and split the net cash flow with him? Does that need a lot of money down?

Also, I would like to borrow Peter's favorite line "Using cash to buy real estate is a sign of intellectual inadequacy or laziness"!!! Having the cash is great, but by having it, you tend to be complacent and not really focus on where it should be. You should put it away, and work on real estate as if you are broke and have no cash!!!

Anyways, It's up to your dad, but within 1 hour driving of where you live would be great, no outside area.

I've heard somewhere that if you want to be a successful real estate investor, then start act like one, talk like one, walk like one, and marketing yourself like one. So, that's the advantage of letting everyone know about you and what you do.

Just like when you think of shoes, you think of Nike. When you think of pizza, you think of Dominoes. When you think of cheap stuffs you think of Warmalt...etc.

WOuld you want people to think of you when it comes to real estate?
