So, is the event sold-out for Saturday July 24th? Will there be another event for Bay Area investors who missed the deadline sign-up? @Arlen Chou

Did a realtor find this house for you on the MLS? In one of your previous post's you mentioned you we're a minor..

In CA once a licensee has taken their exam they're notified of their results immediately.

"Failed" or "Pass" on their notification form.

What state are you located in so you can get a better answer to your question..

This is not legal advice but consult an estate planning attorney in regards putting the home in a irrevocable trust after the probate administration has concluded @David Walker

A warm welcome @Mel Adams

There should be a ZOOM meetup and a live in person meetup hosted by @Sergey Tkachev coming up soon.

If I'm not mistaken there's OOS investor's in the group.

Maybe see you at the next one. Good luck to you...

@Michael Flynn

On your probate list(s) the next of kin of the decedent have a legal interest on the subject property.

Since you have your list your going to have to make a trip down to the county courthouse (or Orpahn's Court) and physically research on each name, what your looking for.

If any heir has a address mail off an introduction letter and maybe they'll forward the letter to the PR.

If you have a day job consider hiring someone with your instructions, on what your looking for...

@Marlon Mendez

Since your in S. CA, for a property going through the probate process, you're going to be dealing with the PR (Personal Representative)

This person may be an executor or administrator. The reasons for the PR to sell, is to pay debts, family allowance, expenses of administration, taxes, dissension amongst the heirs, character of the probate property (cracked fireplace, leaky roof, drainage issues, etc.)

There are no court mandates in CA for the PR to sell a decedent's property during the administration process as long as the PR has Letters of Administration (no will) or Letters of Testamentary (will).

Yes a property going through probate can be sold.

Since CA is opening up, take a visit to your local library and visit the periodicals section (Newspaper) and go to Classifieds then Legal Notices and look for Petition for Probate.

To generate a probate list request past issue(s) of your local newspaper and go from there..

Good luck...
