@John Everett, someone once told me to look in the local papers for lease purchases. You could try to see if the paper has their classified section online, or hook up with someone who is in the area you're interested in and have them keep an eye out.

My work truck is an 04 F350. I just had to replace the bed because the rust was so bad and it was falling off. That will go until the cab rots off.

My car is the slumlord mobile- 07 Lincoln MKZ. Sounds nice but not so. Every panel has a scratch or dent on it, the inside smells like dog, and now the front suspension is so noisy everyone looks within a 50 foot radius of my pulling up.

The best thing is that they are both paid for!

@Vita Dementchoukova, is the property listed in the BP marketplace? Have you taken it to local REI meetings?

I attend the Metropolitan group. There are usually members from Newark there. The next meeting is Monday evening. 

I believe their website is MREIA.com. The have a ton of information on there as well.
