@Terry B. I upgraded to iOS 8 also. The app just crashes on my iPhone if I try and do anything

@Jeff Lee I have used Fabuwood cabinets on a few flips. They are a Chinese company, I think they run around $140/linear foot. Which I would imagine would be much cheaper than custom cabinets. My cabinet installer says they are nicer than a lot of other cabinets that cost twice as much..

Jeff Lee I think that if you have a very modern style house, the flat faced cabinets would work. Personally, I think they are ugly though and I would never consider putting them in any of my flips. I, for the most part, always use the shaker style cabinets(the dark cabinets in the second picture) in my flips. I've used white, antique white, and espresso shaker style cabinets, all with positive feedback from buyers. I really like the way shaker cabinets look because they are simple and clean looking, not to mention affordable.

Brandon Sturgill insurance is a holding cost. The longer you hold the property, the longer you are required to keep insurance on the property, and the less you will receive when you cancel the policy. For the accounting records, this initial payment would go into prepaid insurance and you would adjust the prepaid insurance account against insurance expense at the end of the year to account for the amount of insurance consumed in the given year.

@Michael Marcoux your GC and his guys are, hopefully, licensed and insured. As a GC, he needs to be making money off his guys, otherwise it's a waste of his time. He has taxes, insurance, tools, fuel, and other expenses involved with running a crew. If you want cheap labor, usually you pay them by the day and have to stand over their shoulder, in which case it's no longer as beneficial because you still have to be there babysitting everyone. I use day labor for mindless tasks like cleaning out a house or ripping out bushes, things that really can't be misunderstood. If you hire unskilled labor, you can't expect a high quality level of work in my opinion. I usually find hiring unskilled labor to be a headache. The money I have tried to save usually ends up with having to pay someone else more money to fix it than if I had just hired the person who knew how to do it right the first time. 

That being said, one route you can try is to hire one guy that really knows what he is doing and the hire a couple $10/hr helpers for him to speed up the process.

Mike Grayford gave you some solid advice right there. If you want a quick sale, you have to use the material that appeals to the most amount of people in that price range.

I think it's a good counter and agree with J Scott that $1600 to replace sashes is VERY high. I think it was like $50 per window when I had a few replaced last summer.

is the sloping kitchen floor on the same part of the house as sloped roof and leaning chimney?

I have used Home Designer Suite on a couple of my houses with good results. I find it very involved and time consuming though since I don't use it that frequently. But it has everything I ever needed and is top rated among home design programs, or at least it was when I got it.
