I don't want to post numbers here. PM me if you're interested in that. Long story short, the note went to payoff within months of me buying it. I immediately captured the kicker for a really great return.

I will say is that the experience was great -- a professionally run company. I put in a bid and heard back the next day. I bought in an SDIRA, so the long pole was the usual overhead on that end. But PPR helped with all the paperwork, and worked with the servicer to get the note transferred over. I'd recommend and I'd buy again from them.

One of my tenants is asking if they can go month-to-month at the end of their lease, until they close on the house they're buying. Should I add a premium to the rent? How much? It's currently $950. How much notice should I require of them to notify me whether they are continuing the following month?

In that case, you should be good. I like the idea of selling now since you can avoid the tax issues.
