I agree some mold spray will do the trick...BUT the source of moisture that is fueling the mold growth should be address or the problem will keep arising

Post in the marketplace, post on craigslist, drive the neighborhood look for other flips going and talk to the owner, like Brett said present to investors at a local REIA, i could go on and on, if it's a good deal in this market you shouldn't have a tough time finding a buyer, best of luck!

@Thanh Nguyen welcome to BP! Another source of education and networking are the local REIAs, most can be found on meetup.com or on the BP events page. The three monthly ones I think most locals on this blog would recommend are the NorCal REIA, Roseville Meetup, and Capital City Wealth Builders. @Al Williamson also holds periodic events, you can get email updates here Summit at the Guild. Welcome to BP @Edit B. check out the Roseville Meetup, one of the few good free ones in the area. Don't let yourself be turned away by a small fee for most legitimate REIA meet ups though, the knowledge and connections you can gain from these will cover the costs 10 fold. The organizers of these events usually have costs for renting the space, flying out speakers, etc. they aren't just pocketing your money.
Wholesaling is tough right now in this market, you need to be able to separate yourself from the endless competition out there. I'm always interested in meeting up with local investors, please keep me updated on anything that may materialize. Best of luck! Hopefully I'll see you around

I'll be heading up to Reno this weekend and am looking to connect with local investors/agents. I lived and worked in Reno in 2012, I like the city and think the future for Reno's economy is solid. Al did a similar presentation last week, it'll be good to compare methods, viewpoints, etc. and hear how your strategies differ by market. Maybe you can touch on that a bit. What are some metrics and overall themes (i.e. close to hospitals for traveling nurses) that investors can look for in selecting viable short term rental markets?

@Ryan Blake welcome to BP! Lots of great advice from other investors here, I would definitely attend the meet ups, the Roseville one is great as are a couple other ones in sac that aren't quite as far of a commute especially during rush hour if you're coming from the south side of town. I recently formed a couple business entities, PM if you want more advice or details on this.

I just finished the entire thread/novel and I'm speechless.
@Will Barnard congratulations on persevering! I honestly have no idea how I would have handled the situation but you did it the right way.
I'm glad you were able to realize some gains in the end (on paper at least) part of that due to timing of the market, right? (at least something was on your side when the entire legal system wasn't). What if you had bought in a less appreciating and/or depreciating market (could have gone through both types of markets over a 5 year period!)? I imagine if the purchase happened today that we won't see the same appreciation 5 years from now as you have seen in the past 5 years (if only I had that crystal ball). But for the sake of discussion, what might you have done then?
