Sell, take your 160k and get yourself into a home of your own and about 4 or 5 cash flowing properties this year.

@Kristen Sinclair There are way too many great opportunities in our area to go throwing money at Utah!!!  Research the Texas tax lien laws and see what they're going for at local auctions.  Last time I was at the San Antonio auction it seemed like vacant lot tax liens were the only affordable thing left!  You may be able to find some great deals at some auctions in other counties outside san antonio.  I wouldn't throw my money at properties in another area from someone I don't know.

I'm in the same position, currently going to school but hoping real estate will be my career. I'm currently in a real estate finance program, but I'm thinking of switching to accounting.  Like it was mentioned above, solid w-2 income is usually where the investing starts from.
