@Herndon Davis try asking local Credit Unions (Shell/TDECU etc) for construction loan. They would ask you put down 25% of total cost (acquisition + repair) with 6-8% and 20 years AMM and may be 1 yr interest only to get things off the ground. Once completed, then it will become permanent loan . If your buyer credit doesn't quality and/or meet 25% threshold then try hard many lenders .. Hope this helps. 

Agree with @Amanda G. . If if would the your lender then i would need be at 1st lien position for subject property with loan amount of 60%-70% of the MAX ARV. Amount will be adjusted based on your experience and terms will be around 9%-12% with 1 or 2 points given my relationship with you. Lower your experience , lower the total loan amount. Lastly, you can have your Title Company to draft all docs prior to closing.

@Annchen Knodt you can just ask someone to run a sales comp.Do not need to pay for BPO.  On that note, market has slowed down a decent amount which needs to be reflected to adjust your price.

@Cody L. not those broad calls anymore.. we are making hard offers now within a second call. Avoiding montrose/heights/third ward all the way .. Too little cash flow for working hard to bet on appreciation to kick in given upcoming correction.

@Brandon Ray go to department of neighborhood and ask them for the list..I tried and quit .. List if very small, around 200 ish and everyone of the universe (thanks to those 100 bucks weekend class ahem ahem) calls/mails them ... Happy Hunting

Land price will depend on that what someone is planning to do on it ...Keeping that in mind .. land owner will get the least amount from the overall value since typically land close of the lower portion of overall development ...

More capital = more risk = larger share of the profit..

4k/acre for land lease if only possible if you allow someone to drill on your property actively thus need to have active hydrocarbon reserves as mineral right ... Given the gas price , that lease amount is HIGHLY UNLIKELY unless you happen to be in Core Permian Basin area :) Lot of people will say a lot of things ..

To see whether a new dev may work , check population growth and home price increase from 2010 till now. Gap and price will decide what you can build and then back calculate to see how cheap the land price has to be. 

And lastly , you can always put that on MLS to retail market place ..

Now back on deal end ... in person networking during RE events might have a faster result compare to BP forum in terms of deal flow. A Phone conversation and follow ups would go a loooong way ...

Last thing ... my deal volumes are pretty high (compare to most of investors) and still dont have a pic in my profile :)

@Pedro Adolfo Garcia you will not get any loan from banks and your LLC will not get any loans for first 2 years as well. Instead you can do the following :

1) Invest passively with existing Syndication and/or 

2) Be a syndicator and find a Sponsor for Loan docs.

@Arfeen Kazi its already up. EADO is a very small section and not much left. Also given its a Opp Zone , larger deals are already funded and smaller ones are tough to come by .
