We're in Ohio and have tried to allow cats in the past, with non-refundable deposits. Been burnt having to replace every floor in the house. I know it isn't a popular view with a lot of people, but we are strictly no pets at this point. Having to re-do floors cost WAY more than the non-refundable deposit; it's just not worth the hassle to us anymore.

I think this is just a sign of the culture right now. There are so many instances where people are not held responsible for their own actions and this is just another example. For our personal finances, we have a 3-4 month emergency fund, not because we are “wealthy” and able to do so, but because we made saving up that money a priority so we don’t have to fear in hectic times.
My fear with a lot of the no-eviction legislation is even people who can pay their rent won’t, because there’s nothing their landlord can do to them at this point. Would it be nice to be able to cover everyone’s rent for the foreseeable future...yes. Is that a realistic expectation...absolutely not.
There should be lessons learned in times like these...building an emergency fund, for example. But how can that lesson be learned when the landlords are the ones being punished??

The way I've done it in Ohio is to just have a title company do a quit claim deed. Admittedly I'm a beginner to but that is how I've done it.
One note - if your mom still owes on her rental property, make sure you check with the lender. I've heard some banks will/have the right to call your note. Not sure if this is an empty threat or whether is actually happens but definitely something of which to be aware.

@Federico Gutierrez - I'm not PLANNING on anything yet; that's why I'm asking advice and thoughts. All I'm trying to do it limit our losses. If the eviction process is going to tie this up for quite awhile, I'm losing $$. All I was asking for was a little guidance or thoughts.

Anyone have experience with an eviction in Ohio? I've got a tenant who, after trying making excuses for not having rent, finally admitted he couldn't come up with the money. My manager told him to be out this past weekend. The tenant said his girlfriend would cover the next couple month's rent, however, when my manager called her she said she wouldn't have any money until the end of the month. I know where this is headed...he's going to squat as long as he possibly can for free. My manager is starting the eviction process, with which I'm unfamiliar, especially timeframe; I'm wondering if it might be worth paying the guy off...i.e. give him a couple hundred of his deposit back if he vacates this week and leaves the place in decent condition. Any thoughts?

I drive a 2015 Toyota Prius since I drive over 500 miles a week for work. My wife drives a 2006 Honda Odyssey that we proudly brag just passed 200K miles!! Along with loving no payments, we have 4 young children who DESTROY the van so we refuse to trade up until absolutely necessary.

Eviction is going to be based on how your lease is worded. Your lease should say when her rent it due, i.e. she doesn't get to choose the date she pays you (at least not w/out consequence). If you had someone halfway competent draw up your lease, I would think eviction would be pretty easy. I would start the eviction process soon as opposed to dragging this out further, in essence eating more money.
If I'm in your situation, I'm of the opinion she isn't paying and is just trying to sponge her way into as much free living as possible before she is forced out.
Have you tried just asking her to leave? I had a tenant who was behind on rent and my property manager told her it was time for us to part ways; she left w/out a fight.

If you're using a HELOC for a down payment, or for that matter payment in full, I would think most banks would allow it. I'm not sure any reason why they wouldn't. Have you spoken with banks that said they will not accept it and have they given you a reason why not?
