It is easy to get caught up in the dream of getting ever more real estate deals, however just remember, there is an absolute risk, that what ever is put up for collateral can be taken from you.  As for me, I have done owner financing on buying businesses,  I have started 1 business and bought 4 more, and I really liked doing owner financing with buying businesses, as there is not a tremendous trust that all current customers will stay, and then if some are lost the deal price can be compensated for.  However I would never want to do any type putting any of my properties as collateral.  We do not live in a perfect world, there is hardly anything guaranteed except for death and taxes,  consequently I would not want to risk any of my property.

Martin you sound like a baby, act like a grown up.  You are talking to people kind enough to offer you advice, you should be thankful.  And cool your jets, it is possible to get 2% and much more.  Florida is a gold mine for cheap houses.

Definitely you should consider getting a ccw and practicing with it.@Joel Owens he is giving excellent advice,  also I really recommend Gracie jiu-jitsu and taekwondo.  Separately they are not the best martial arts, but combined, they make a really great self defensive package

There many areas to pay in cash with that amount, my last one was 12.5k for a cbs house  I know someone who just paid approx 18k for a cbs houseIf you are a new investor, it would be a good idea to buy one and pay cash, then as you are learning the ropes of landlording, and dealing with vacancies, you do not have to deal with the risk of defaulting on your mortgageit would just be a much more stress free experience

What about returning phone calls, it is amazing how many realtors are in the business to make money, but don't return phone calls.

I have been in business for my self for many years, and I go by the policy that I'd someone is offering you money you should take it.  Just make sure to include that the rent is non refundable in the lease, due to early move out, lease breaking, illegal activities etc.  Some people like to pay months ahead as they feel security in knowing that they don't have to deal with payments for a while, they might have gotten a lump sum of money, and they might want to try to lighten their future bill burden up by paying bills way in advance, maybe they think think a ex spouse will be coming after them in court, and they want a paid place to live, etc
