Property farming can be fun until you get no responses from the owners you've been scouting. They probably get letters like yours all the time. Most property scouts send letters out every month for up to seven months. Calling, stopping by their house and leaving a yellow sticky note on the door can be very effective. If still no response, just add them to your follow up database. I hope this is helpful.

There are a lot of good books, especially the ones already mentioned. I found Real Estate Riches by Dolf de Rolf an easy to understand and also Real Estate Loop Holes by Diane Kennedy, these are both in the Rich Dad Poor Dad series mentioned by Nick. Another is, How To Find Hidden Real Estate Bargains by Robert Irwin. I also enjoyed Real Estate 101 by Donald Trump. You can borrow these from your local library for FREE!
P.S. I'd also through in Napoleon Hill's Think and Grow Rich and The 17 Laws of Success. These are also, free from your library or on YouTube.

I am considering a tax deed property in Birmingham, it is currently vacant and vandalized with a few broken windows. I've done much research on it and had someone take photos of it for me to give me an idea of its condition. Since you mentioned taking possession, I am wondering what the correct taking possession process would be after purchasing it from the state? In my mind, I am thinking one would change the door locks and board up the windows (in case of broken windows) until ready to proceed with rehab or selling it as is to another investor. Any advice would be appreciated.
