I've used HML on my first 6 flips. started off at (75% PP 100% Rehab 3pts 15%) Now im at 80/100 2pts 11%.

I able to close on anything that is actually a deal.

i keep a sub account for each property. I use BofA they don't charge you if you keep a certain balance at all times.

How much are you getting it under contract for?
have you walked the property or had someone to walk the property so you have a rehab bid?
Do you have a buyers list of cash buyers?
are you locking the property up under an LLC?
