I've started investing(rehab flips) in the Dallas market. Looking for honest wholesalers without bloated ARV's
and comps that are within couple hundred sqft
.5 mile of less away from subject property.
+/- 10 years of being built.
and enough meat on the bone for people using private money or HML.

Looking for purchase price of 150-700k. 

Please no one from NEW WESTERN.

Just based on those numbers no way it would work. you after factor in rehab, realtor fees holding cost and usually cost of $$. plus your assignment fee. 

Deals are like the city buses there will always be another one coming.

I live in CA, started doing real estate investing all over the country, mostly flipping. I originally opened my LLC in CA. But after talking to some people they said i should have opened it in NV or DE(saving on state income tax). Can i still open in LLC in one of those states without having to prove residence?

I have two places now in LA that i rent and then sublet them on Airbnb. I plan on accruing a dozen more in LA and Brooklyn in the coming months. I have a friend who has bought 13ish homes in the last year all over the country only to use them for short-term rentals. He's in the middle of raising a fund to acquire another 25 homes or so. A great website is AirDNA it breaks down statistic you need for a certain area. I would buy properties in San Diego & Miami with the purpose of turning them into AirBnB rentals.
