Here you have folks who are actually sharing their experiences of getting deals done and they're shot down anyway.

A lot of the more experienced investors say read a book, all the information is here, you can google it for free. It's great to be at that level where you have all the time to do that. As someone who is in school and working, I appreciate those who share time and cost efficient ways regarding their hustle.

Appreciatively,

Lisa

Exactly Lisa. Over the past few years I have learned a LOT from reading books, listening to Podcasts, programs and going to live events. Unfortunately, many people never get past the Education side of it. They get consumed with learning rather than actually taking action.

When you go into learning mode, you feel good about yourself. You feel warm and fuzzy like you're actually doing something when in reality, your not doing anything.

Instead, you're stay locked in "preparation" mode rather than taking any kind of meaningful action towards your goals (in this case, generating revenue).

I recognized this early on and avoid it like the PLAGUE!!

Instruction (vs. education) leads to real results.

How about the 3 L's

Lack of knowledge of the law

Lack of intergrity

Lack of funds to be able to back up promises

Most posters and readers on this site would be wise to learn Steven's 3 L's. My guess is that most don't know the first L as well as they think they do. And very few can meet the requirements of the third L.

Understanding the laws surrounding ANY business endeavor should be a pre-requisite. There can be a lot of confusion when it comes to Wholesaling. I always suggest having a firm understanding of your states laws before you consider jumping in. The third one really goes back to the second one :-)

Thank you Matt. I'm glad you found some value there.

Wow, what an amazing post. Short sweet and very much to the point. You communicated very well. I love these kinds of post, you know the ones where you gain years of wisdom in about 10 minutes. I am new to wholesaling and have not yet experienced any of these. So I trust your word and will take to heart that they are on their way. It's easier to tell where you are going and what's ahead when you have someone looking back to guide you. Thanks for sharing

You are very welcome Dee. When I look back 2 years ago, there were definitely quite a few times I wanted to quit. I was very stubborn and refused to give in! When you start gaining momentum, things happen quickly. Good luck on your Wholesaling journey.

Because, even though we hear it on a regular basis that wholesaling is WORK, we still fall into that mindset, that I'm going to get my first deal with my first mailing. When that doesn't happen and you hear no regularly and, even though investors call you back on your direct mail marketing,  they had already made up in their mind before they called you, that they're not selling at a wholesale price, you experience all those things.

Your post helps me to stay focused.

Exactly Valerie! As long as you keep that at the front of your mind and manage accordingly, you'll be fine. It all comes down to properly managing expectations.

Unfortunately, too many people are sold on the dream (or the idea) of making a ton of money with Wholesaling and are crushed when it doesn't happen according to plan.

Imo, Wholesaling is one of the best, most honest and wholesome ways to make a LOT of money in a short period of time...but that doesn't come without a LOT of hard work and perseverance. If you're hungry and you stick with it, you can do VERY well with Wholesaling.
