I am sharing – RIGHT NOW – An Easy, Effective, Epic strategy to Grab REAL Testimonials and use them in a completely NEW and Awesome Sauce way!

This is Proven and provides me with Softball Closes and High Assignments!

Let’s start with this…

Testimonials are a stand-alone Marketing Channel in your business!

Now that we have that out of the way let me show you how I get them and use them:

  • 1.I have a dedicated phone number I ask my clients to call THE MOMENT they get their money!
  • 2.The voicemail instructions them on EXACTLY what to say. Check out the recording here: 772 905-2552 (please leave a message that says you are a Wholesaler so we don’t waste time trying to call you back)
  • 3.Voicemail recordings along with all the pics of the house are sent to an audio/video VA on oDesk for production.
  • 4.I pay $20 per video.
  • 5.Important! After the video is complete, allow the video to run for 1 min with just your contact information. This way your website and number will stay up on the screen. This is very important for effectiveness, YouTube closes videos when they are complete.

If you love consistency and lightening fast deals like I do, try this!

If you have a hot motivated seller, who is remote, and they agree to the deal – DO NOT MAIL, FAX or E-MAIL the Purchase Agreement!

Additionally

If your title company is closing a deal with one of your motivated sellers - DO NOT MAIL, FAX or E-MAIL the Closing Documents!

When you do this you are at the mercy of the seller’s schedule. At best the deal will be delayed, at worst if will be canceled!

INSTEAD 

  • Hire a mobile notary! You can find one local to your seller at www.123notary.com
  • You should pay around $110.00 (sometimes more in big cities)
  • Include their fee in the closing costs paid by the buyer
  • Instead of sending anything to the seller you send everything to the notary who schedules a date and time with the seller.

Besides speeding up the entire process it also eliminates many scenario’s that lead to losing a deal (like the seller leaving the contract on the dining room table so her brother-in-law who “knows about real estate” sees it and tells her not to trust investors!)

What is customary?

 Jose is right - As a wholesaler you always want the buyer to pay 100% of all closing costs. Be sure to have your agents explain this before their buyers send in their non-refundable deposit.

Silly little change in my business increased my 3/Month Trailing Average Assignment 37.6%!!!

Here is the Bottom Line:

The Highest paying Cash Buyers are buying through Real Estate Agents! Whether they are Rehabbers, Landlords, Residential DIY’ers or Retail End Buyer’s most Cash Buyers are overwhelmingly calling agents first for a “Good Deal”. Most times a “Good Deal” translates into “Below Retail!” Do the math – Agents are a gold mine!

You work so hard perfecting your “Deal Finder” skills at the front of the process, are you doing all you can to flip those houses for as much as you can on the back end of the deal?

If you don’t have 100’s of agents on your Cash Buyer list you are seriously missing out!

Rookies say your money is made when you sell.

Experienced Wholesalers say your money is made when you buy.

Business Owner’s leverage the entire transaction.

Here’s the process:

  • 1.Buy an e-mail list of the real estate agents in your county.
  • 2.Send them e-mail
  • 3.Do Not use your main e-mail address to send this first e-mail. Create a few test e-mail accounts and send out this first e-mail in batches of 100. This will prevent your main e-mail from getting flagged as a spam address.
  • 4.Tell them who you are and what you do
  • 5.Ask them if they would like to be on your Cash Buyer List
  • 6.Let them know they are Always Paid on the HUD and they can Determine Their Own Commissions!
  • 7.Only when they respond “yes” add them to your main Cash Buyer List.

How do you pay them? ALWAYS on the HUD!

How do you market to them? Simply add the following sentence (besides the price) with your e-mail blast to your Cash Buyers:

I just lost (at the very least) $13,995.00 (but probably more!!!)

ROOKIE mistake…

The Motivated Seller call came into our voicemail system (Ring Central) Sunday afternoon. No one was working (including me, I was at my relative’s house with my family) but I called back (all calls go directly to voicemail, no matter the day). It was an inherited house (from US Lead List) and the two sisters wanted to meet immediately.

Got there, followed sales call process (Todd Toback’s podcast ep. #10) and locked it up (verbally).

Unfortunately I didn’t have a Purchase Agreement with me, I told them I would be back tomorrow at 2:00pm. The house was 10 min from me! I could have gone back right then and gotten it.

Monday came and I was very busy with TOTAL BS, as 2:00 came and went I just said to myself, I’ll do it tomorrow. I didn’t even call, what a jerk!

On Tuesday I called up, apologized and said I was on my way.

“Sorry, it’s too late. We never heard from you so we sold the property to someone else, sorry.”

Top 7 Mistakes: (these are obvious)

  • 1.Total lack of process in place to handle weekend calls.
  • 2.Total lack of respect for my company and my team members for the value of a Motivated Seller lead. – I apologized to my team!
  • 3.Pride and Over Confidence, resting on my past successes to feel comfortable in a situation where I should have felt vulnerable.
  • 4.Laziness – I do not feel I am a lazy person but I knew I had this meeting and I didn’t even take the minimum effort to reschedule.
  • 5.Total Disrespect for my client’s time and situation.
  • 6.MOST IMPORTANT: Not Focusing of Revenue Producing Activities during “Pay Time Pay” (Just learned this from Kim Walsh-Phillips who learned it from Sandler Sales!) During work hours you Must Stay Laser Focused on Rev Producing Activities (that is NOT what I did on Monday!!!)
  • 7.Thinking it was a done deal when it was not!

Do a split test (always do this)

Try editing something on the post card; headline, color, text, etc. Then use one phone number on one version and one phone number on another. Measure your results.

I have a split test I am documenting right now that I will send out soon...
