Hey @Haley Sulser I am also in Nashville and own two short term rentals downtown.  How many beds/baths?  Price range? Neighborhood's closer to downtown tend to rent better as most renters typically care about the distance, time and Uber/Lyft price to downtown.

Downtown Nashville has no more STR permits available for non-owner occupants, as I understand it. Am I missing something?

Hey JT. For now, condominiums do not fall under the same regulations - as long as the HOA allows them of course. So far the city doesn't have a problem.

Absolutely, I own several units in the same development I live in. It can be a lot of fun.  What part of the country are you considering?  I am in Nashville and these units stay full year round, minus the dip most everyone sees in January and early February.

Hey Steve! Nashville is hot and has been for a few years now. I have lived downtown Nashville since 2006 when there were only a few condo/apartment complexes worth living in. I own two condos in the loop with another one currently under contract. Two of these will be short term rentals as the other is my residence. Short term rentals do have some restrictions for residential areas that Metro has set in place. Most condominiums HOA's do not allow them....however several do. I have been a full-time real estate broker for 10+ years. If you have any questions feel free to let me know.
