Zachary Watson Resist the urge to overimprove. Replace countertop and paint existing cabinets, replace light fixtures. Avoid unnecessary plumbing and electrical work. Single pane windows are ok if have storm windows. White appliances look nice with painted cabinets. Think I covered most of the big money wasters. I usually spend 3-5k when I first turn a unit and after that it's good for many tenants.

Pat L. Understood, this is armor cable BX as far as I can tell. Most of the appliances and critical outlets have been run with newer Romex. No visible K&T

Thanks Roy understood, wondering more specifically about the legalities, the apartment and wiring is in good shape so don't plan on opening any walls

Hi All, I have a unit with quite a few 2 prong outlets. I know they are not section 8 approved but I don't plan on going that route anyways. Is there anything with code in a 3 unit that existing 2 prongs are not allowed? Tom

Legally yes you are responsible. In reality look around you, 99% of smaller multifamily owners cannot go shovel every means of egress and staircase especially when they own multiple buildings. I have yet to have a plow guy even offer to do it and when I ask it at least doubles the price. At the end of the day at least buy them shovels and rock salt.

I have one building with icor and one building with quickset. Icor is better as the Keyed part can go in everything, padlocks, deadbolts etc

Without the prepayment of rent I would not rent to her if you have other interest

Cheaper to buy the unit count you want. A legal zoning change can be a 1 year battle and you also have to have enough parking. Even if you have a proper plan and sufficient parking if neighbors show up the the variance hearing you may never get it passed. Townhouse as someone mentions works expanding the 2nd floor Into the attic is as simple as a building permit

I have to think if you actually withhold rent for something that technically is supposed to be done by you before move in you are creating a lot of Ill will. Personally I would not want you to live there anymore if I owned it.

Christine Alarcon I would say yes that would be legally sufficient. However if you then decide to delead your unit later the dust would likely render the deleaded units uninhabitable. Cheaper to do the whole building at once. You are probably looking at 30k ish for whole deal.
