If the buildings are in such close proximity to the tennis courts I would be very hesitant to put any kind of entertainment in courtyard because of noise issues I would simply rip it out and loom it. Dog parks beer gardens play grounds etc. could get very annoying for your leasing staff

Is the structure of the one to be replaced repairable? often times with these porches some lag bolts and a few new posts and footings can really get them back into shape and then paint everything when you're done this would keep your grandfather then. If you're taking that route and you have not already involved your local town do not involve them. As far as the unit with only one exit if there is a hallway running next to it any place you can cut another exit even if it both exits out the same stairwell. again do not involve your local town for this either they will see it and not have issue with it but if you ask for permission you're in for a world of hurt.

Deleading is a tricky issue. It doesn't necessarily increase appraisal or rents. If in your opinion it would increase rents simply delead it when empty and charge an accordingly higher rent.

Hi All, I am wondering what is the lowest down payment product that anyone has heard of for a vacation rental/ home. Well aware of the pitfalls of vacation homes but I figure if the numbers worked and I get it when it's not rented it's something worth looking into. Thanks in advance! Tom

Easiest way to know, is she paying a few hundred under market? If she is getting a great deal often times it's an unwritten rule you're on your own except for emergencies

My take. - almost never do you replace all appliances at once so you will likely have mixed and matched appliances, looks ok in some scenarios - stickers and magnets! Make sure to tell tenants no stickers or magnets on stainless it's a pain to clean - consider the building, in my nicer buildings I always do stainless. With lower class tenants I do white, they don't expect it and will probably duct tape little Billy's D+ report card to it anyways

My only other problem is that I have some tenants who can't get their act together and can only pay cash/ money order. Thinking of opening a bank account for them to go down and deposit money into? Anyone ever do this?

Thanks for the responses all. I've had other units with single panes in the past and I think that is probably the last thing on a tenants mind when touring. I certainly possess the skills to replace, just wondering if the $2k in materials is worth it. Sounds like not
