An old backhoe is also an option. You can get a decent running backhoe for $20k. That would handle just about anything you could ever need to do including tree work

Many areas have minimum frontage requirements so the pie can hurt that

Dig drainage trenches on the side with the hill with the pipe at the bottom going under the road. I also agree with millings that are rolled/ packed down good. Will still require maintenance but far less. Also your wife is washboarding it spinning her tires tell her to put it in 4x4

Just remember at the end of the day you own this property and you pick the person who is a best fit. Pre screen, screen some more and do a credit/ eviction check.

You probably won't see much appreciation. If investing in these towns try to invest on the outskirts of town

I don't understand it either. I look at most fences in rentals like porches. If you ripped the whole nice porch down because it was rotted and replaced it with 3 steps and a railing you will still get the same rent and save possibly over 10k

Nothing in health or safety code says you have to have a fence so I would just rip the whole thing down and tell her to figure it out and get an electronic collar.

The real damage from lead typically comes from renovation dust when it's disturbed. If you do renovations make sure yo use a hepa filter vac and approved cleaning techniques and test. The real shame of deleading is you will probably lose a lot of nice trim

I use transunion smart move, the tenant pays them directly so it's not technically an application fee. To be fair to the applicants I don't send them the link unless I'm sure I want to rent to them as long as everything checks out. The only people who ever lost money to application fees lied to me anyways.

I know the two egresses and one stairwell used to be legal I'm sure if you put it there and whatever work you did didn't have date codes on it they wouldn't really notice. I'm sure somebody will chime in next and say all my advice is terrible LOL but let them pay the six figures to do it the way the town would want it.
