Hi All,
I have one unit that still has the old style single pane windows with storm windows. I'm wondering if there is a noticeable return on rents to upgrade to replacement windows. Tenant pays the heat.

There are some older threads concerning this but due to rapidly changing technology wanted to see what luck people have had with online/ electronic payments?
- cost to landlord or tenant?
- ACH option?
- credit card option?

Will you still be able to deduct your renovation expenses?
Also any mention of 1031 exchanges?
Overall even if it hurts real estate investing could shake up the tight market and reward those willing to jump in

If you are completely opposed to section 8 your play could be to not accept it for the duration of your lease and then with proper notice before the end of the lease raise the rent to an amount that section 8 will not approve. Nothing about this play that they could argue discrimination on.

Cash out refi will give you the most cash. Heloc will be limited more by your dti but you won't have to pay for the money while you're looking for your next investment

Don't forget exteriors and common areas must also be deleaded. On your average duplex in this area there goes your next decade of cash flow/ you may have to pull all of the equity out of building or sell it. MA meant well with this law, but you talk to most of these young renting families and they have a real hard time finding a place as a result. When I advertise a deleaded unit I literally can't even read all of the responses.
