Sorry, but this is horrible, horrible advice.

Unlicensed and uninsured workers on your job site is a law suit waiting to happen. Just let someone get hurt on the job and you will have lawyers on your tail with the very real threat of them sicking the IRS and your state’s workmen’s comp board on you to boot. Drop your pants time.

In Georgia you can’t pull permits on anything but your own personal legal residence even as the owner. No license, no permits. No permits, be ready to be called out on it when you go to sell or refinance the property.

That saying is utter BS.

You can have the best deal in the world and if you can’t put it in front of somebody that understands that it is a deal AND has resources your contracted property is going to sit there.

Wholesaling was never what it was hyped to be. Yes, there's basically no barrier to entry, but there are plenty of barriers to success IMHO. Mainly your advertising budget. A $15K/mo advertising burn rate is common among the top 2-3 wholesalers in this market. I get about 2 mailings per week at home. I've not seen anything that make sense through the MLS or wholesalers in quite a while. On the sales sides it appears the wholesalers don't even care about the numbers working anymore. There are so few properties available that they are "fishing for fools", AKA newbies.

I would pay my closing attorney to explain why you're walking and why they are required to cough up the EMD. That's BS and completely changes the deal.

First, check the zoning on the lots to see if multi-family is allowed first. I assure you that "Build to Rent" is a thing. It's being done here in the Atlanta area all around. I've seen a couple of models of how this works. One is to build the cheapest people boxes possible and rent them out. Recent rises in rents have made this much more feasible. The second strategy is to build SFR starter homes and rent them out. These will be held and rented for about 8 years. Rent will be collected during that time, depreciation will be taken, and where they are being built they will also appreciate in value over that time period. So in 8 years cash out and do it again. I'm starting to build these in the Atlanta/North Georgia area. I'm just looking for passive equity partners now as I have everything else covered. Research "Build to Rent".

Everything sounds great, until someone gets hurt.

You can be working with the Pope of contractors, but one of his guys falls off the ladder and lands in an attorney’s office, you’ve got a big problem. Get ready to drop your pants boys. That cheap work isn’t going to be so cheap today.
