In the state of Georgia you can only pull permits on your own residence. It makes no difference if you own it. You have to sign an affidavit stating it is or will be your residence for two years following the work. Lying on the form is a felony.

If you want to pull permits you have to be a state Licensed General Contractor. Trades such as electric, plumbing, HVAC will then pull their permits under the GC’s permit. That’s how it’s set up in GA.

I’m already registered with many private lenders as a loan broker myself, but this housing product is the tough nut to crack. If you have a product to make this happen share it with the world please. Thanks, but I’m a experienced investor and was looking for specifics. I’m also a General Contractor and familiar with the process. The difficulty is this specific housing class when it’s not part of a larger new development.

Hello BP Family,

Does anyone have a suggestion/recommendation for any lenders that do this. It seems an underserved niche between SFR and 5+ multi family lending.

Specifically, new construction loans for duplexes, Triplexes, and Fourplex’s.

IMHO you need more resources. $30K just doesn’t go far. If that’s all the ammo I had I would stay away from older property as you will hit surprises, and I’m not talking about a stash of cash in the wall. I go after older trashed homes myself, but that’s my niche too. I’m very comfortable there.

Hello Brady. I live in Canton. I've been working with this stuff got a while now. I follow the BRRRR process on my own holdings. Not many properties, but working on it. I'm a Clemson grad, fluent in Spanish, GA Reg. Forester, GARE License, and just passed my test for GA GC unlimited commercial license. Getting in all the paperwork as we speak. I vertically integrated myself so to speak. There's great opportunity around, but sometimes you have to be able to effectively remove the "overburden" first. We should connect as it could be beneficial to both. I'll bump you with a PM. Tony
