Thanks Michael Ablan ! I’ve pulled some stuff on listsource. Driving for dollars make the most sense to me even though I always hear about the absentee owner stuff. I think I have a hard time believing that a landlord wanting to sell wouldn’t just put it on the market with how hot our market is.

Also, i have two rentals in this market already... both of which have risen in value by about 30% over the past two years. 

I wonder what is the best strategy of people who want to sell cheap in a booming market like this. 

Can't also convince my wife to invest outside of our hometown at this point...

HELLO fellow BPers,

I'm doing it. I'm going all in on the Direct Mail stuff. There. I said it. Someone follow up with me in a week and make sure I'm on my way.

I live in an extremely competitive market and want to acquire more buy and hold properties. I have the cash ready to go... my only problem is leads. I've made several offers on marginally decent (and iffy) deals from the MLS, and even when I offer within 24 hrs I hear back that they have already been gobbled up by a big company. I have figured that maybe my ONLY option is direct mail.

Any advice for starting the direct mail campaign? I'm thinking to try and market myself as the hometown boy looking to help. It's a relatively small-town suburb that has exploded in growth over the past 5 years. A lot of the rental market is owned by seniors who have lived here their whole life. 

I have Anson Young's book, and am starting with his advice, but didn't know if there was anything more specific to me that I should know from all of you other experts. 

Any thoughts?

Daniel Beaulieu because I’m new to a lot of networking/marketing world, I will ask you this question. I just got off the phone with someone from New Western Acquisitions. I have a meeting with them next week. Something about the phone call seemed sales pitchy and disingenuous. Have you had any interaction with them or have any knowledge of their business or ethics?

Currently looking for a wholesaler to buy from in Middle Tennessee, specifically Rutherford County and Murfreesboro. I have a hard money lender who ready to pull the trigger with me, just need a decent deal. I’ve posted this a long time back, but probably didn’t have my ducks in order as well as I thought I did. This coupled with the birth of my third child. :) Any body have any good names or contacts?

Ashley Cote I really wouldn't be too concerned with not being available during those times. There shouldn't be anything really that can't wait until 5 pm. And when you get the call that something is wrong, you just make the call to the plumber or handyman to go over and charge you later.
