Hello all you experienced BPers!

Myself and a business partner are hoping to start an LLC (If you all think we need to, that is) so that we can spread the risk and accomplish more in our real estate investing adventures. He is a good friend with really high character.

Unfortunately I have NO clue what I don't know when it comes to a partnership and buying properties with another person. 

Can I get some beginners advice? We are meeting to create an action plan of getting started this week, and I would love to know a top 5 things perhaps that we need to really knock out of the park in order to ensure our success. We are hoping to do a lot of BRRRRing in other markets, and hoping to use as little personal funds as possible.

Hello BPers in Pensacola!

My business partner and I are taking a huge look at some opportunities in the Pensacola area. What areas specifically should we be targetting??? Any thoughts on what areas to avoid? I have heard downtown and West Pensacola are trouble spots.

Also having a hard time figuring out what comps are... any recommendations?

WOuld love to find a great property manager and agent to help us run comps and find deals as well!!!

@Tim Halperin hi Tim! I live in Murfreesboro and have two single families and just went in on a duplex. I love the town of Murfreesboro and think it’s been a perfect rental market. Unfortunately it has become pretty saturated with other investors. I would really enjoy getting together with you and even seeing how we could help each other out.

@Tony Crabtree also, I have a great relationship with a title company in town. I can send you their contracts. We purchased a duplex using them last June and I think their closing costs ended up being around $2k

Rutherford county and Murfreesboro are a different world from the 80s and 90s. It’s one of the fastest growing counties in state if not the country. I’d be interested to hear your perspective on it having lived here 20 years ago. 

Where are you wanting to flip?

I know this doesn’t answer any of your financing questions. Just wanting to meet and get info from others in the area.

I live in Murfreesboro and am really having a hard time finding opportunities here as well. Very competitive. I’m considering though looking at other suburbs like Eagleville, Wilson county, or other outlier counties if Nashville.

I'd really prefer to do the yellow, informal looking, letter. Just found an online direct mail site that does this for $140 for 200 letters. That seems way too expensive. Am I thinking through that wrong?

What is the cheapest and most efficient way you guys have found to package and mail these?
