@Jack Gerstein  Hi Jack, I work with non-warrantable condo buyers and condotel buyers all over the country.  The exact reason the condo is non-warrantable is very important to the conversation.  It is interesting that there are timeshares in the same complex as individually owned condos. The condos in Winter Park tend to be very nice AND very expensive. Therefore, as mentioned above, it would be a good move to ask the seller for credit at closing to buy down the rate to help you qualify.  Do you have experience with Short Term Rentals?  If yes, that experience can help with qualification and the terms of the loan as well.  Also, is there a limitation on the amount of time you can spend occupying your condo each year?  sometimes they break these limitations up into 6 month windows.  It would be ideal if there were NO owner occupancy restrictions.
