We live in CT. My girlfriend and I are about to form a 2 person LLC. Any suggestions on how to go about forming a proper LLC? We plan on buy and hold.

How about hiring a realtor to rent advertise it b

There is a duplex for sale in Norwich CT. The owner says he will finance the deal. He wants 44k. The problem is they are trying to evict the tenant. Not sure how to go about this situation. Should I even attempt to buy this house? What's the eviction process?

@David Dachtera thanks for responding. I'm actually looking to buy and hold. I read opts of post about buying property that needs work to get a good deal. Rehab it then rent it out

I'm still trying to figure the rehab niche out. Let's say for expample. 

Find a deal for 75k. 

Needs 15k rehab.

ARV $130k.

Help me understand this. 

Lets say you put 20% down

Mortgage 60k

Where does the 15k for rehab come from?
