@Jay Hinrichs you are spot on. I currently do focus on NOD as well as TAX DQ, however, I haven't looked into the whole land thing. I do however remember listening to Podcast 39 with Seth Williams, it sounds like land can be very lucrative as it is a cornered market without competition.

I have found some land TAX DQed properties that I am not sure what to do with as this is outside of my wheel house?  Thanks again Jay!

@Paul Hitchings, Yeah, exactly.  So how do guys like @Nathan Brooks make this stuff work? Don't get me wrong I am in no way comparing myself to him as he is an REI expert and I am haven't even done my first deal yet. Maybe this deal is way above a newbie skill level, which I suspect is probably the case. However, I buy into the whole how can RE investors make a better name for the community as a whole. How can I help homeowners out of their desperate situations?

@Wendy Vaidic, thanks for stopping by and sharing.  It is my lack of experience that is my major hurdle.  However, I have talked with some people whom inform me regardless of my level of experience there is value in stepping up and bringing folks to gather for the greater good(?)  I guess there is only one way to find out.  And you certainly are right I have learned a ton already as it relates to my DMM campaign.  Thanks again for your input!

@Jay Hinrichs, thanks for reaching out! You give solid advice that a lot on BP should listen to, to include myself. However, (not that I don't agree that there is value in getting my RE license) I in addition to my new REI business also have a full time JOB and the time I spend to do my REI is limited already and I feel it is more important for me to put in work towards getting my REI business off the ground as oppose to spending that time getting my RE license. Maybe when I have my business off the ground and running like a well oiled machine I will look into the RE license (as I realize the many advantages associated with getting it).

I have attended the Spokane REI club years ago and you are absolutely right it takes a GR8 deal of work time and effort to lead the way. However, I feel that even if it is just a few it would be worth it! But hey what do I know am a Newbie. Thanks for your valued advice Jay do appreciate your insight. Next time you and the Mrs. are in town you should reach out and we can go do some wine tasting! Happy investing to ya!

@Matt Gragg, thanks so much for the reply.  I intend to be extremely transparent and let everyone know that I haven't done a deal yet but am actively seeking and search daily.  I figure by bringing everyone together we will eventually be able to help steer one another to deals that might not work out for your criteria but may for theirs and visa versa.  I intend on keeping it simple at first just having a meetup at a restaurant or something laid back at first.  After I see how much interest I get then we will advance to getting the community folks I  mentioned above to help educate us on  their areas of expertise and how to help us better understand that topic.  Thanks again for your input.  Thanks for allowing me to share.

I reached out to a nice lady to inquiry about her property for sell the other day. It is listed on the MLS but has a unique description of the property. In the property explanation it mentions that the property will need to be a cash offer as it will not pass a banks requirements for financing.

So I inquired about her situation as I normally do trying to establish some rapport before getting into detail about the unique situation that requires this to be a cash offer.  She stated that when they decided to sell the property as they are out growing it and need a bigger place they had it inspected and were informed that the foundation needs extensive repair.  This is an older home early 1900's.  

They got a quote and she informed me that the quote was around $50,000!  She is selling the house for $150,000 and owes $139,000 on the home.  Obviously, there doesn't appear to be much one could do with this right?  However, I just got through listening Nathan Brooks (@Nathan Brooks) first Podcast 87 and he said he helped a person in a similar situation without having to take possession of the home?  I appreciate any and all recommendations as to how I might help this woman whether it means me ultimately eventually purchasing the property or steering her in a direction that will help her out of this situation.  If you have had a deal similar to this situation would you be at liberty to share your deal/structure to help the learning for all?  Thanks

Hello BP nation. I need a little help. I live in a smaller community (approx: 45,000 pop) in S.E. Washington, Walla Walla Washington to be exact. It is a GR8 community and has been coming into its own in the Winery community that has contributed to its interest/investment opportunity.

I am fairly new to the REI world but I have been extremely active since making the decision to start my REI business. I have been educating myself for quite awhile. I have got my LLC, RE Attorney, CPA, RE agent(s), the usual team. My wife and I have decided to build a house flipping business. I dove head first and started a DMM campaign (I haven't been able to locate a wholesaler in my area as of yet/so I must learn and become a deal flow expert as well!) and have made offers but no takers yet. I spend a great deal of time building my new business.

My farming community currently doesn't have a REIA or meeting place for RE investors. My goal this year is to get one successfully off the ground. Here is where I need your help BP nation. I obviously don't have my first deal yet (not lack of trying) but am constantly working towards making that happen. I know how valuable it is to have a REIA and I am quite confident that other investors would feel the same way. But would you come to a REIA started by a guy that doesn't even have his first deal yet?

I want nothing from the other investors who would attend other than an opportunity for all of us to gather and network together and share in what we all love REI. I don't want to sell anything to anybody or have anyone for that matter to take advantage of the investors that attend. I just want a place we can network. However, I have visited with community folks, RE agents, RE attorneys, CPA's, Mortgage folks, Title Company Managers, to see if they would be interested in educating the group on their areas of expertise (once again NO sells stuff just educating us on a topic in their field and how if would help us as investors). All of these folks I mentioned above stated they would be interested in educating us on a topic that I/We decide we want to learn about.

So once again, is this something I should pursue as a newbie without a deal what do I have to offer anybody? I know what I have to offer but do others see the value in bringing groups of people together for the greater good of the group?
