I am also a Real Estate agent and if you are going to continue to get your license recommend going through Rockwell institute online course. They help write the state exam and after taking the online course, you will feel as if you have seen the questions on the state multiple times.

I say yes to everybody who ask me this question. Do you need it? no, but if you are going to be involved with real estate then the PROS are much higher than the CONS.
PROS:
1. MLS access.
2. Additional ability to make money through commissions.
a. Assisting Buyers
b. Listing properties
c. Referrals
3. Savings from being able to negotiate your own deals.
4. Ability to help others with any of their real estate needs.
5. Forced to stay on top of Real Estate laws through continuing education
CONS:
1. Held to higher standard if taken to court.
2. Cost & time for maintaining license.

You should go ahead and renew it. In the state of Washington you are suppose to be a licensed General Contractor to remodel & resell homes.

If those numbers are correct, you should have no issue with obtaining a HML. They probably want you to have some skin in the game (10 to 20%). Which would make your LTV even better.
