Trying to buy prior to listing is not going to happen.  They have to sell properties at FAIR market value.  That means an appraisal and giving the market a FAIR chance to purchase.  The best you can do is trying to contact the listing agent as soon as it looks like the property is moving toward to listing.  You can try leaving a note on the door for the listing agent, they may be doing regular inspections if it's already assigned.

As far as land records, a lot of times its listed before the deed is even recorded.  Also the owner of record is often not even the company handling the asset management.

Sometimes this happens waiting for title to record first .. or they could be receiving new offers and requesting more highest and bests.

Unless there is an executed contract, then they can still accept another higher offer.

Either way, you have no choice but to wait.  If you threaten to walk away by a deadline .. you will be walking away.

- Almost all REOs are 3% to the buyer side.

- Some people sell Short Sales with a listed $1 commission and verbiage that its subject to banks 

discretion.  

- For some reason the agent was unsure about the commission and didn't want to commit to a number.

The bank will only remove appliances if they are totally destroyed, which is rare.

It's possible the clean-out people stole them.  I had a property where the washer/dryer and AC unit went missing the exact time of clean out.  They don't have time or incentive to care.  They just make a police report and file an insurance claim if needed.

HomePath tracks offers, but then the agent has to manually enter them to Equator for the Asset Manager to review.  I think HomePath has a help line, maybe you can get it investigated.

You can use the MLS to find who lists Wells Fargo properties, but if its not even be foreclosed yet then there's no agent assigned.

TIP #1: You will not get any REOs from BPOs.

TIP #2: BPOs require an appraisal license unless its for the listing.

I have seen investors use them on commercial/apartment building conversions and even on a residential layout re-designing.

I don't think local printers can complete with online printers.  I'm not sure why you would want to stay local when the online systems seem way more advanced and cheaper.

If its a foreclosure type list where the seller is in hiding, I wouldn't do letters.  I would recommend postcards for all lists really.

     I sent you an email about 2 weeks ago and told you I would be willing to partner.  I have a lot of cash buyers, can estimate repairs, and value ARVs.  

I'm an anxious to see the numbers ..

- What is the ARV?

- Repair Costs?

- How much are you asking?

- What town?

It's too bad you said that a lot of leads died because of your inexperience because I offered to assist.
