 Orange is a town in Connecticut.  The county in CT is irrelevant.  Either way .. you are better off with an attorney doing the closing.

They must exhaust all owner-occupant offers prior to reviewing investor offers, even after 15 days.  Typically it is unlikely an investor will outbid an owner occupant.  The previous property you seen was probably just under valued, as apposed to a sign of a 'hot market'.  It happens all the time and everywhere with REOs, including here in CT.

Possible if they are MAJOR repairs and you are asking for a faction of the cost.  If it is an all cash offer it will be much more difficult.  If it is 'lender required' you have a good chance.

The Realtor Contracts are typically aimed at protecting the Buyer.  All you need to do is add a few lines to the Additional Terms and your all set to Purchase and/or Wholesale.  There is no reason to use the sketchy contract that your Guru said you need.

I would start with the real estate license so you can get MLS access and value properties accurately.

So what types of insurances do you recommend for a flip.  If I understand correctly, construction insurance mostly protects the lender?

I probably would not, unless all the baseboards needed to be replaced anyway.

If you decide to replace the system, make sure it is factored in the budget BEFORE you buy.

As a side note:  Personally I'm still convinced solar-powered electric heat is the future of heating systems ..

They are definitely doing repairs to properties to maximize resale value.  However I wouldn't say they are 'getting in the business of rehabbing'.   They own properties and they need to get the most money they can.

Very old houses in many cases can be trouble with electrical, plumbing, insulation and code violations.
