Just find a few buildings your interested in and lookup who is managing them..
Wholesaling is simplest with no banks involved (buyer and seller side). The smoothest transaction will be an off mls property with a cash buyer.

I would be very suspicious that they may know something you don't know. I suggest you go talk to the building dept, health department, and zoning department for starters.

Hi Chris,
Wholesaling is always a good 1st move. Just make sure your numbers are conservative and work for the end buyer as an investor.
As far as an FHA Buy and hold, those typically need to be owner occupied.

RED Flag: They ask or hint at requiring cash under-the-table to get offers accepted.

Personally I think it's very rude to go around an Agent and contact their Client. (Unless of course the Agent was completely unresponsive .. which you did not mention.)
You're better off building a relationship with the REO Broker .. however in this case you just ruined that possibility.

The big REO Brokers probably are managing 100+ properties that are not ready to list yet. You can contact them and see if there is anything fit for rehab.
