Home Owners are easier to deal with, but may be harder to find. Banks have lots of rules like No Assignments of Contracts and resale Seasoning (90 days).

Look into cheap marketing avenues. Also agents wont use you unless you prove to them they you have purchased homes and will close on the deal.

They usually expect you to Cash Out Refinance after the repairs are completed. If you can't .. they might end up foreclosing and owning the property.

If your not sure what your doing, you should have a Buying Agent. You're not saving anything or getting a better deal by using the listing agent.

'You have to consult an attorney for legal advice' .. however, in my experience, a lien not filed prior to transfer of title is out of luck. I would get a 2nd opinion from an attorney that specializes in real estate.

How long?

That's a good question b/c in theory the property will never be sold .. So I guess it's indefinite? Any ideas?

If someone has a Title Company that offers free lists .. please share!

I would just get all the names/addresses for your area and send a post card. Update every 6-12 months.

I would like to get Private Money Investors for Buy & Hold Investments .. but what is the standard ROI or deal structure for this type of funding?

I am thinking 6% annual return and 10% Equity? Should I even add the equity split?

There shouldn't be any legal issues. Personally I would recommend staying away from mass marketing to the general public and try to focus on highly targeted marketing methods.

In this day and age I would start on Google and FaceBook. You can also check tax records or court records.
