Watch out for Brookview Financial. They charge 1% of the approved amount up front as a 'holding fee' (pre-approved for $200,000 is an upfront cost of $2000).

Their business model is to make money off investors who never buy a deal. They prey on newbies.

I would use the board contract, if it says its not assignable, change it to Assignable and initial it (have seller initial also).

Compare to other sold lots .. ? You need to keep in mind how many existing or potential 'building lots' can be made.

'Software' to find vacant homes? .. sounds like B/S.

- Drive around neighborhoods and look for houses with newspapers piled up, high grass and/or other damages.

- Towns keep record of vacant homes, but I'm not sure if you can access that information. Plus most people don't register their vacant properties.

- Network with the mail man (If your licensed its illegal to pay a fee based on a sale, but per-lead might be ok).

- Check town records for properties without C/Os. (I'm not sure how easy this is in bulk.)

Yes, $500 makes you look somewhat serious, and if you believe in yourself, you shouldn't have a problem risking $500 to make $2k-$20k. $10 is a little lame (sorry), but it can be done (for non-mls deals).

Yes it would be a good idea to market to Probate Attorneys .. however, you will have to do a very good job of convincing them that you are the real deal and worthy of their referral to clients. You might want to send a 'package' and include background about yourself and recently completed deals.

@Mary B. - Assignment of contract is a method of wholesaling.

@Matthew Petrovski - Yes, $500 as the Earnest Money / Deposit.

@Bill Gulley - You need a [real] buyers list (not wholesalers list) and [real] motivated sellers. The buyers list is pretty easy to do. Finding motivated sellers is the hard part.

Most phones have the option now, as well as Google Voice. As stated above Google's translations are terrible .. however I can usually pick out enough pieces to get a general idea, but I still have to listen to the sound bite.
