I would make another LLC to be used for purchasing and purchase contracts just to keep things 'clean' and organized.

I hear so many people getting caught up in wholesaling to retail buyers and trying to turn everything into a deal.

Keep it simple: Put a property under deposit on an assignable Realtor contract at ARV * 70% - Repairs - Wholesale_Fee with $500 down and assign the contract to a CASH BUYER for a fee.

If had cases of successfully wholesaling on the MLS. I post 2.5% and Cash or HML only. What do you think about this?

I wouldn't paint it. Black shutters would probably help as mentioned.

I don't think $12k is going to be enough for a flip. You need closing money, down payment, money to start repairs, buffer money for repair overages, insurance, points/interest, utilities ..

Condos are much easier in my opinion. The repairs are usually less then $20k and the ARV is easy if there are some sales in the complex. You just need to make sure the HOA is stable and well managed and the complex is FHA approved.

1. I am assuming you are registered with SEC.

2. The 'guru' system is to set-up a luncheon meeting at a hotel with a presentation and invite wealthy individuals and/or those already investing in other investments.

3. If you want a website to advertise for private money, you should add a custom page to your existing site.
