To add to what @Jerry Padilla said you can also look to use the equity on your vehicle for a LOC. Through my credit union I am able to just roll it into my current car loan at 3%(which is the current rate on loan) and adding a year to the term. You need to have a very good relationship with your bank to do this!

What is it about the building behind the subject property that makes it rent for $1,000 per unit? Are these things that you could do to this building to increase the rents?

Valid points. I was on the fence about getting any as I don't want to purchase a lot before I have my first deal. I want to lead with revenue and not be in debt right off the bat.

Are business cards a necessity being in REI? I know that opportunities can be found without them, but has anyone had a business card get them an opportunity they otherwise wouldn't have without the cards?

It's definitely good to have a team put together so that you can have an idea what to expect from a loan/accounting/legal/builder perspective. The people on your team can usually give you great insight on real estate. I met with an accountant and he filled me in on things that he sees investors do that gets them into trouble. Also, meet them face to face. That is the best way to know if you are going to have good rapport.

Find a local REI group and just start talking to people. Offer your help to those investors and in return you may find a mentor.
