I do I say it any better than Manny Vasquez. We take 360 images, full photos and a video to be able to show case the home to prospective tenants. I don't love letting folks view when an existing tenant is there because it is not a controlled environment, however if you have had a recent inspection of the property and you know it shows well and the tenant is amendable then "GREAT".

I would add that since your tenant is vacating early, they are still financially responsible for the lease until end of term. It is in their best interest to allow you to show it so that if you can secure a tenant prior to the end of their lease they will have a "rent refund".

Always check your state laws and lease for scenarios: if unit becomes uninhabitable.

Option 1: Renter's should have rental insurance which would cover this.

Option 2: Have them pay the contracted amount and provide a receipt for hotel, however I would also review local per diem rates and provide guidance on their budget.

Michele, not know how Maine laws work, I can tell you that in Washington State that if they request a payment plan for security deposit payments we must honor it. In my experience, if they have not requested the accommodation and your state doesn't require you to accept payments on security deposit, I would not let anyone move in or sign a lease without full security deposit, rent and any other costs paid up front in certified funds. Proof of landlord liability policy (a must)!

Everything Paige said and a few more.

All vehicles must be licensed, tabbed and operable

No water beds, pools, portable heaters, portable dishwashers, portable clothes washers or dryers shall be used on the premises without prior written consent of agent/owner.



No dust, sand, dirt, rubbish, coffee grounds, feminine products or other foreign material shall be flushed or washed down toilets,
sinks, or wash basins.

I would suggest following up with the PM and ask if they have proactively provided change of management details (essentially, letting the tenants know that new owner effective 03/29/2024 and were rents should be sent). Additionally, follow up with PM to establish their process for passing off the property to include leases, tenant contact, rent ledgers, inspection reports and the like.

Welcome to the investment realm! Congratulations. I would strongly recommend a membership with RHA (https://www.rhawa.org/).  Washington state is very very tenant friendly state the rules for landlords are extensive. If you find that you need a referral for a local property manager, I will be happy to help you source one.

Complete an intent to lease form to document the collection of security deposit funds. Then create the lease and include copy of the unit condition move in inspection (completed by you and signed). Have the tenant sign the docs and offer them 72 hours to make any additions to your move in inspection report.  We like to provide copies of keys that are due not duplicate. We note the key quantity in the move in inspection report and charge the tenant to rekey if all original due not duplicates are not returned at move out.
