I am always looking for deals for my clients!  As long as the numbers work for their needs, that's what matters! My investor clients are looking currently and my husband and I are eyeballing some duplexes. I'd start looking now!

Congrats on the decision to move and house hack!  I love it!  We also did a house hack on our own home, but we have 11 investment properties as well.  When you're ready to buy your next investment property (it's addictive!) check out the Peoria, IL area!  You can get good cash flow and roi out here!

City of Morton would be a good one to check out! Seasons gastropub and The Forge Steakhouse are excellent. And that'd be a good city to look at flips.

I'm an investor and realtor in the Greater Peoria (IL) area. I've seen rents stay steady and even increase in some areas. In our brokerage alone, we've seen people coming from out of state to get the affordable cost of living, and I've had a huge uptick of out-of-state investors buying homes in the Greater Peoria Area that have great ROI's. Our property management team is turning away possible tenants for certain areas because we have no vacancies - they're being rented out crazy fast!

We tried to self-manage our first property with no knowledge of how to do it.  We rented to a friend's daughter (1st mistake), no background check, no references, no questions asked (2nd mistkae). After no payments & threats from the tenant (waiting too long to take action was our 3rd mistake), we ended up saying get out in 5 days & you won't owe us anything - or, we'll start the evection process which will go on your record.  She left. Best learning experience of our investing careers.   We brought in a PM company and it's been smooth sailing ever since.

We just started using Follow Up Boss - love the built-in drip campaigns (just gotta learn how to use them).  I'd love for it to offer text drip campaigns!
