For your standard purchase contract, Google WB-11. That's the realtors form for our state. For Sub to and lease option you will have to have them put together and you want to make sure the lease follows WI tenant/landlord laws. If you want to meet people to learn from, come to Green Bay REIA tonight for the meeting.

If you are offering on a property in WI,  use the standard purchase contract the realtors use. If you spend some time reading it, you most likely will understand it enough to be more confident in your offer. It can be found online by a Google search of WB - 11.

The answer to your question depends on where you intend to make offers. If you only intend to bid on MLS Listed property, your conversion rate will depend on how good your agent is and how much competition your local market has. If you run your own marketing campaigns, like bandit signs, direct mail, google adwords, etc., you may have a better conversion rate. Especially if you are getting leads on houses which are not yet on the open market. This strategy requires you or someone on your team to be a good negotiator.

The answer depends on your overall business goals. Many areas in the country, including where I live, fall into your example. If you want cash flow with tax advantages, I would buy. If you want upside potential, pass on this one.
