@Tom Harkins and @Jack Seiden, thank you both for input. I actually haven't considered self-managing. I'll consider that a little bit more. I'm honestly slightly intimidated about the prospect of self managing. Also, I'll be moving out of state.

I have heard here and there, and although the finacnial institutions state that if COVID-19 Relief is sought, they will not report it to credit agencies there are lingering questions.
My question is, are there other ways the COVID-19 Forebearnce could negatively impact future acquisitions?
When a lender looks into an applicant, is there another way the COVID-19 Forebearance will appear?
If an owner opts-in for the COVID-19 Forebearance, for a particular property but looks to acquire another property during this period, will it be affect the applicant?

This is a very good constant reminder to be Cash Heavy right now. I keep going back and forth myself. Between Dave Ramsey and The Richest Man In Babylon both emphasizing paying off debt and/or owning your home as priorities.

Hi Guys and Gals,
I am seeking some advice here. I have a "Cish" class asset ( 1 of 3 units) that has just become vacant due to a move out.
Question:
With rent for this unit currently at $725/month, with room to grow at least $100-125 more per month, what upgrades will be the cost effective for this type of asset. I don't want to over do it and not get an ROI, but I also want to bring my units up to top of the market.
Any suggestions?
