Oh wow. Based on that info, I am going to have to reach out to my mortgage broker. I may have to re-strategize my search approach. Some of the properties I have been looking at would require some work, and if I can't get them financed then I am wasting time. Thanks for the tip @Ned Carey!

To piggyback on this post...
@Joel Owens or @Bryan O., is it safe to assume that the 10% paid to the PM is compensation for filling the unit, collecting the check, coordinating the repairs and maintenance, BUT NOT paying for those repairs and maintenance. Those cost will be passed on to the owner, correct?

@Ned Carey, this reply is still a guiding light 4 years later.
This may be a simple question, but why would an investor use private money, when the end game is to refinance and use a traditional lender anyways?

It isn't anything new and it has been well documented (whether you are aware of it or not). I'm curious to know if there are any personal experiences with redlining for those seeking conventional mortgages, especially when seeking investment properties.
There was only one discussion post that even mentioned it. If it's real estate, it's relevant.
